Victoria council moves Vic West project ahead for the second time

For the second time within a year, Victoria council has moved an Esquimalt Road project forward to a public hearing.

Aryze Development’s redesigned mixed-use project for 480 and 492 Esquimalt Rd. once again got the greenlight from Victoria council to head to a public hearing.

The project, which went through the same process in August 2022, has altered its overall plan, cutting back on commercial space in favour of 10 more rental residential units, and reducing parking to one underground level and 34 total spaces, down from the 63 originally proposed.

According to a letter to council from Aryze, the changes reflect both input from city staff and area residents, as well as increased costs as a result of material costs and rising interest rates.

The six-storey project will now offer 95 rental units spread over two buildings on what is currently a large parking lot.

The proposal approved last year would have included large commercial and industrial spaces on the ground floor totalling 1,204 square metres. That space has now been cut back to 222 square metres.
