When is it time to buy a new house?

Moving house can be a stressful, time consuming and often costly process, which begs the question why do so many people choose to do it? It can be a first home purchase, a need for more space, a new job or the beginning (or the end) of a relationship

Moving house can be a stressful, time consuming and often costly process, which begs the question why do so many people choose to do it?  It can be a first home purchase, a need for more space, a new job or the beginning (or the end) of a relationship that signals it’s time to move. Tanya Zakkour, Area Sales Manager, GableCraft Homes in Royal Bay, Victoria BC, hears the same reasons over and over.

We are ready to purchase our first home. When it comes time to for buyers to look for their first home they can be overwhelmed with choices and sometimes the lack of choices that their budget presents. Apart from price, things to think about are size, ability to personalize, location, schools, and the community itself.

We’ve outgrown our current home. First time home buyers positioning themselves on the property ladder often outgrow their starter home. Some have decided to start a family orare tired of sharing one bathroom and tripping over their children’s toys. Lack of space is one of the top reasons families look for a new home says Zakkour, “when buyers see the seven floor plans to choose from at GableCraft, their eyes light up imagining what they’ll do with the extra space and how they could utilize the bonus room”.

My current home is in need of a serious update. Choosing between updating an older home or purchasing a new one can be a difficult decision. “You have to ask yourself if you have the energy, time and money it takes to do a house renovation. Not to mention extra back up money for surprises, like asbestos or mould which can cost thousands to correct” says Tanya. “Buying a brand new home gives you piece of mind. Not only will it be beautiful inside and out, but new homes like the ones by GableCraft Homes come with New Home Warranties and follow up service and warranty appointments with GableCraft’s Customer Care team.”

Our house is too big now. After the kids are out on their own it can be daunting for homeowners to clean and maintain a large home.  “Right-sizing means the right size and the right price for your lifestyle which can be different for everyone” says Tanya. For many, the ability to lock and leave in the rainy winter months is sounding more and more enticing these days, so a townhome is an excellent choice. Others require enough space to seamlessly downsize from a large home, so a single family home is a great choice for the next stage of their life.

We’d like to live in a better neighbourhood. Some homeowners feel that the area they currently live in has changed or deteriorated enough to warrant a move. Home buyers want to feel part of a community, live closer to schools, parks, nature and the ocean which is why Royal Bay’s Seaside Community is so enticing. It has 1.3 km of shoreline with expansive views of the Juan de Fuca straight and Victoria’s Inner Harbour. The up and coming neighbourhood fits in well with the west coast outdoors. Home owners can walk along the shoreline, breathe the fresh ocean air, and explore beautiful green spaces and parks like Royal Roads, or Latoria Creek.

We’re tired of our rent paying off someone else’s mortgage. With Greater Victoria’s very competitive rental market and rental rates at a premium, purchasing a home can actually be the same cost as renting, but purchasers gain equity and financial independence.

Things like storage, workshops, car storage all come into play. GableCraft Homes in Royal Bay all come with an 8’ undeveloped basement and either single or double, attached or detached garages so cars, Christmas decorations and man caves can all be accommodated.
