Victoria's landmark sustainable community is evolving in Vic West

Bosa launches Dockside Green's second tower for home ownership

Bosa Development has earned the esteemed reputation for innovative urban design excellence, crafting sustainable, pedestrian-centric communities that are exceptionally livable and explicitly executed to provide homeowners with a healthy, comfortable, and recreational environment.

Phase one of Dockside Green began sales and construction last year and has been wildly successful and well received by locals looking for that perfect space. The second tower will start sales later this spring, offering a range of stunning, high-performance, sustainable homes. This collection of one, two, and three-bedroom suites are spacious, modern and designed to enhance livability.

Dockside is poised to be a hub of urban wellness, with residential, retail and ample greenspace, only minutes from downtown Victoria. The upper harbour provides a front row to the bustling waterscape of kayakers and marine activity of the Point Hope Shipyard. The towers are being built in succession at 359, 363 and 369 Tyee Road on a portion of the 15-acre parcel, previously owned by Vancity.

In 2017, Bosa purchased the remainder of the undeveloped Dockside lands with an unwavering commitment to responsible stewardship of the mixed-use community. The synergy between nature and open space inspires well-being, social interaction, and a thriving lifestyle.

Connect with neighbours for a stroll, jog, or cycle along the Galloping Goose Trail, convenient and accessible on the north end of the property.

"Bosa develops with Smart Growth principles. We focus on building communities, not just towers," says Robert Marchand, vice president, sales and marketing for Bosa Development.

"Dockside already embodied these principles, which made it a natural fit for us. With the horsepower Bosa brings to all of its projects, we can now execute on the Dockside Green vision:

A thoughtful, advanced and innovative community we can all be proud of. A place where you don’t just live in your home but outside your door as well, where you want to get outside and explore, meet your neighbours and live your best life."

Environmental sensibility

Dockside Green may claim the crown for Victoria’s most sustainable residential building, a distinctive hallmark in green building and contemporary ingenuity, boasting a LEED Platinum community, including a state-of-the-art waste-water treatment facility and district energy system.

It's a breath of fresh air—literally. 100% of your home's air intake comes directly from outside.

"Since its inception, Dockside has been raising the bar on what sustainable living means in Canada," says Marchand. "Three pieces summarize our sustainability: air, heat, and water."

The Dockside Greenway Waterway is a scenic walkway with a water feature and part of the water recycling system, a shining example of eco-friendly initiatives unified to benefit the residents and the broader community.

"Residential wastewater is treated on-site and pumped back into homes for flushing toilets. Excess treated water is mixed with on-site stormwater, which feeds irrigation. It’s an amazing system that’s been performing extremely well for years,” explains Marchand.

"All that water you see in the Greenway, along the walking paths, is recycled.”

Interiors and building amenities

Bosa’s primary objective for Dockside is to ensure that residents feel good living here by creating a distinct sense of place designed to make the everyday extraordinary. Poised to be a residential, retail, and green space hub, it includes the Tyee Plaza, a vibrant entry point to the property, an open-air gathering place to nurture social interactions and make meaningful connections.

Life is simplified with chef-inspired kitchens with a suite of premium European appliances and high-end Stosa Italian cabinetry. Indulge in your spa-like bathroom, with some downtime in your luxe soaker tub or unwind on your spacious balcony or terrace.

Interiors by BBA Design are timeless, with colour palettes that go beyond beige and embrace the aesthetics of the West Coast. Vibrant wood colours and the feel of big timbers, driftwood, and beach sand will soothe you.

The building’s wow factors are endless: a multipurpose social lounge, premium fitness centre, and outdoor playroom. If that isn’t enough, soak in views from the rooftop outdoor lounge, complete with chill zone, barbecue cooking and dining areas, and a cozy central fire pit.

"This project is one-of-a-kind," says Marchand.

Tower two at Dockside Green’s public grand opening is coming March 2022.
