Bowen's February 2024 Home Sales

February was another month of three sales on Bowen and one on Gambier

February equalled the opening month of 2024 with three home sales across the island.

Also similar to January was the location of last month’s top sale on Bowen’s west side. The property at 1473 Adams Road is by far the largest to be sold during the young year at a spacious 10 acres. The 45-year old three-bedroom, one-bathroom rancher with basement closed for $1.75 million after 47 days on the market. 

The 1,730 square foot house is uniquely constructed consisting of two large circular structures on either end with a connecting middle. As for the rest of the acreage, the listing emphasizes the ability to subdivide the property into a maximum of four 2.5-acre lots. The large majority of the land is currently forested.

February’s second-highest sale was another rancher with a basement, though on the opposite side of the island. The 56-year old three-bed, two-bath home at 1511 Eagle Cliff Road sold for $1.22 million after just six days of being listed. 

A large deck facing south overlooks Howe Sound, and the property is a few hundred feet away from the trail to Eagle Cliff Beach. The 0.44-acre plot of land has multiple gardens geared toward bee visitation along with a shed. And inside the house, which totals 1,603 square feet, are a finished lower level and brick fireplace.

And, keeping with the theme of the month, the purchase of 1305 Chevy Chase Lane completed a hat trick of rancher with basement sales in February. The 1,249 square foot home with three bedrooms and two bathrooms sold for $887,500 after 17 days of being available. 

Much of the interior in the 31-year old home has been recently renovated including the addition of heated tile flooring in each bathroom. The house also features a screened-in porch. Outside on the quarter-acre of land are several rhododendron bushes, plus a concrete pad which could be home to a hot tub.

February also had a sale on Gambier Island, though unlike January’s purchase of a vacant lot this one has a house included. The two-storey, three-bed, three-bath home with basement at 492 Shawanabe Road on the southwest portion of the island closed for $835,000 after coming onto the market last August. The house is just eight years old and sits on a half-acre of land.

Inside the 2,024 square foot house are high ceilings stretching more than 20 feet, along with picture windows covering the same distance. Decks are located on both sides of the house, and there are multiple sheds, a woodpile area, and a hot tub.
