Sales of Chard Development’s latest condominium offering set to begin

Chard Development’s highly anticipated boutique condominium offering at Cook and Yates streets is set to hit the market in the coming weeks, and early preview appointments are now underway.

NEST by Chard is a boutique collection of one-, two- and three-bedroom homes. Within the sales centre, a scale model and fully furnished one-bedroom display suite showcases the features of NEST, including its oversized balconies. The public is invited to book a private viewing appointment to experience NEST for themselves.

“We’re restricting the number of people in the sales centre so you’ll be able to spend time viewing the space in comfort without other people around,” NEST sales manager Wendy Pryde says.

Book an appointment to get a closer look at the suite’s sophisticated interior finishes, including integrated Fisher & Paykel appliances and quartz countertops that wrap up the backsplash.

Moving beyond the aesthetic, NEST’s interior design prioritizes livability and functionality. Among the features included in the design are generous kitchens with plenty of counter space and storage, heated bathroom floors and large medicine cabinets.

Expansive, double glazed, thermal insulated windows ensure abundant natural light. Paired with air-conditioning and a continuous fresh air supply system, homes at NEST boast quiet, year-round comfort.

“If people are right-sizing into a condo, storage is one of the things they miss the most,” Pryde says.

“We’re very conscientious of putting in pantries, medicine cabinets in the bathrooms, all of those extra touches that help people feel at home.”

NEST’s location is one of the most enticing aspects of the project. Cook and Yates is where some of Victoria’s best neighbourhoods connect.

“What we’re most excited about is that we feel like we have the best of all worlds in terms of access to Victoria,” Pryde says.

“We believe buyers will be looking for a neighbourhood where everything is at their doorstep, but they don’t have to be in the heart of downtown.”

NEST is just a skip and hop from the urban arts scene in Fernwood, leafy walks through Fairfield, the downtown commercial district, and the funky retailers of North Park. With easy access to a variety of transportation options, Upper Yates is the perfect starting point to enjoy the best of what the city has to offer.

NEST is Chard Development’s tenth project in Victoria. The family-owned developer was established over 25 years ago and focuses on a diversity of housing, including rental units, affordable housing and condominiums.

“Chard is one of the most well-respected and dedicated developers in Victoria. We’ve delivered almost 1,000 homes here,” Pryde says.

“Because we’ve been developing in Victoria for almost 20 years, we know what buyers are looking for.”

Top of the list for buyers is ample outdoor space. Each NEST home features an oversized balcony, with average balcony size set at 109 square feet. The two-bedroom suites boast balconies that range from 110 to 775 square feet.

“Homeowners will have ample room for landscape pots and heaters, so they can be used year-round,” Pryde says.

“It’s an outdoor room. Just slip on a jacket, turn the patio heater on and have your coffee in the morning or a glass of wine at the end of the day.”

Beyond the features of the suites themselves, residents of NEST will enjoy the large, landscaped central mews with garden plots. The mews will also feature a children’s play area and chalk wall, as well as a dedicated dog run.

Ground floor retail spaces have been designed to accommodate a restaurant, while the second level will house a childcare centre. For the exclusive use of residents, the building will also feature a gym.

“The whole project will feel like your own little neighbourhood where you’ll be able to access everything you need without even having to leave,” Pryde says.
