The writer’s challenge to View Royal council regarding Christie Point development adhering to full LEED certification is an excellent suggestion.

The developer is also asking for six-storey buildings over the existing two-storey. Current zoning is for four-storey buildings, which would allow the developer the increased profit from 100 per cent more floor space than the existing two floors on seven buildings.

This would also involve 100 per cent more traffic congestion, creating a “firehose down the throat” effect at the Old Island Highway.

The fire department and engineering must carefully evaluate increased pressure on the already crowded Admirals/ Craigflower intersection and the single exit/entrance from Christie Point and Shoreline School.

If this proposal goes ahead at all, adherence to existing zoning would give the developer substantial profit and reduce traffic risks at least a little.
