Company seeks rezoning to put 16 townhouses on single-family Nanaimo lot

A Nanaimo company is asking for a rezoning to build 16 townhouses on a single-family lot bordering Randerson Ridge Elementary School in north Nanaimo.

Seward Developments, on behalf of Black Squirrel Developments Ltd., wants to rezone a long, narrow property at 6004 Nelson Rd.

The site, which is south of Rutherford Park, is in a residential neighbourhood with multi-family developments to the east and southeast.

The proposal would offer alternative housing options for people in the area, director of development approvals Jeremy Holm told council this week, noting the developer is proposing a community amenity contribution of $1,000 per unit.

Staff recommend that 40 per of the money go to the housing legacy reserve fund, which is used to support affordable housing in the community, including buying property, and the remainder toward parks and trail improvements in the area.

The rezoning application has passed two readings and won’t receive a third reading until conditions and covenants have been agreed upon, including a pedestrian right-of-way through the property, a road dedication and a one-driveway limit on access from Nelson Road.

Improvements along Nelson Road are included in the plan. Coun. Sheryl Armstrong said she would like to see sidewalks built on the road.
