A new boutique condominium development in Victoria is incorporating lessons learned during this past year into its design.
NEST by Chard offers brand-new one, two and three bedroom condos located at the corner of Cook and Yates.
“These homes were designed with livability in mind, with ample outdoor space and air conditioning,” Chard Development’s president and CEO, Byron Chard says. “Our goal was to ensure that whether you’re working from home or looking for a breath of fresh air, you’re comfortable at NEST.”
The boutique 12-storey building offers only 107 suites in a variety of well-designed floor plans with smart, modern finishes and oversized balconies.
“We’ve really designed these homes to be functional, flexible and future-friendly spaces,” Chard says.
NEST’s convenient location puts residents right in the centre of everything, with Cook Street Village and the downtown core within easy walking distance.
“The best part of NEST is the location,” Chard says.
“You get the advantage of living near the downtown core, but you’re still in a traditional neighbourhood.”
Chard Development is a family-owned developer established over 25 years ago. It focuses on a diversity of housing, including rental units, affordable housing and condominiums. NEST is Chard Development’s tenth project in Victoria.
Livability and functionality were top of mind when designing the NEST’s suites. Among the features included in the design are an integrated Fisher & Paykel appliance package, generous kitchens with plenty of counter space and storage, oversized decks or terraces, and heated bathroom tiles.
“We prioritized storage and functionality in the kitchens and thought about how each home functions as a whole,” Chard says.
“What we’ve learned is that it’s the simple things that make a home from USB outlet plugs and a front closet, to heated floors and medicine cabinets in the bathrooms, to the functionality of the kitchen, including having ample storage and counter space. Those often overlooked but thoughtful design elements are what you’ll find throughout the space.”
One unique aspect of NEST is the adjacent landscaped mews designed to be a gathering spot for the community. It will feature outdoor seating, a kids play area with chalk wall, a dog run and garden plots. The building itself will also feature a daycare.
“The mews puts a shared outdoor gathering spot right at the resident’s doorstep,” Chard says.
“It will be a dynamic space for many generations.”
All Chard Development buildings are designed to be dog friendly, and NEST will feature a dog run and dog wash station with both hot and cold water supply.
“Dogs are part of the family,” Chard says.
“The dog run is a place for your dog to be off leash and do its business close to the building. Late at night or in the pouring rain, it’s good to have an easily accessible, dog friendly space.”
Other resident amenities include a fitness studio with cardio and weight equipment, exclusive resident-only bike share program with e-bikes and an on-site car share program including complementary resident membership and $500 of drive time.
“Our aim was to provide NEST residents with flexible transit mobility. If you want to go to Ogden Point to watch the sun set, you can get there easily on one of the ebikes,” Chard says.
“These amenities are designed to help you explore your neighbourhood.The car share provides enough flexibility of use that you may ultimately not need to own a car.”
Pricing for NEST begins at the low $400,000s for one bedrooms to the low $700,000s for a two-bedroom unit.
“We’ve designed these suites to be homes and we’re really looking forward to welcoming residents,” Chard says.
