Delta council on Monday will discuss the proposal to build a townhouse complex fronting the Beach Grove Golf Club.
The meeting at 2 p.m. at city hall will be an opportunity for the civic politicians to give staff and the applicant feedback on the application for the 22-unit development prior to consideration of first and second readings.
The Beach Grove Golf Club is proposing to subdivide a portion of the course lands for purchase and development by the developer.
The remainder of the property would continue to be a part of the golf course.
The proposed three-storey development would consist of units ranging between 2,234 square feet to 2,906 square feet.
In addition to the required common outdoor amenity space, each of the units would have private outdoor amenity space via fenced rear yards and rooftop patios, a staff report notes.
Forty-four residential parking spaces are proposed within double-car garages.
In addition, six visitor parking stalls are proposed along the 16th Avenue frontage.
The development site currently contains over 40 trees and pathways associated with the golf course and a “large majority” of the existing trees are proposed to be removed,
The proposal does include a tree retention and removal plan.
If council later agrees to grant preliminary approval, a public hearing for the application is required.
Monday’s council meeting will have limited seating in council chambers and those attending must remember social distancing.
