Mattick’s Farm plans new building, cuts to mini golf

Dog-leg mini golf holes could be making way for a place to soothe aching limbs at Mattick’s Farm as Jawl Properties has plans for a 5,000 square foot building at the Cordova Bay Road site.

The new building,to house a physiotherapy clinic, will be located on the south end of Mattick’s Farm and require consolidating the existing 36 holes of mini golf on the site into one course of 18 holes.

In a statement, Jawl Properties said it has more than 6,000 square feet of office-use surplus density available under current zoning and felt that using one of the mini golf course sites would be the logical location for future build-out.

The statement said that during Mattick’s expansion in the late 1990s two new mini golf courses were built at the south end of the site replacing a single course that used to sit approximately where the garden centre is now. That decision was made because of the amount of land available as opposed to a notion that there was sufficient demand for two mini golf courses.

Under the plan, the eastern mini golf course will remain, with minor modifications. The new building is to be located on the west side and adjacent to Cordova Bay Road.

The physiotherapy clinic will take about 3,600 square feet of space and a tenant is being sought for the remaining 1,350 square feet, with preference being given to a health services operation.

Jawl hopes to start the project in July with completion slated for January 2015, though that is dependent on approval from Saanich.

Although no re-zoning is required, Jawl has applied for a development permit amendment and intends to get feedback from the community. In its statement, Jawl noted: “We have found that more and more of the local community are using Mattick’s Farm for their day-to-day shopping and service needs. In this context, we feel a physiotherapy clinic and other health service oriented tenants will be a good fit and will be an additional service that people in Cordova Bay can get within their community as opposed to driving into town.”

A construction budget has not yet been set.

The project will be presented to the public Dec. 6 at 3:30 p.m. at the Ridge Cafe, 5300 Cordova Bay Rd.
