Ladner townhouse plan coming back to council

A Ladner street will continue its transformation as rezoning proposal for an 18-unit townhouse development across the street from Delta Secondary is coming to council Monday for final approval.

Council had granted preliminary approval last May following a public hearing.

At that time they unanimously approved the application in the 4600-block of Ladner’s 51st Street where several single-family homes have already been demolished.

The proposed development consists of four buildings with a total of 10 two-bedroom plus den/nook townhouse units, which are 1,345 square-feet in size, and eight three-bedroom townhouse units, which are 1,841 square-feet.

Pedestrian access to the main entry of each unit is from the sidewalk for the units fronting 51st Street and from an internal drive aisle for the units located at the rear of the site. Vehicular access to the residential and visitor parking is from 51st Street.

Thirteen on-site trees, three municipal trees and a municipal hedge are proposed to be removed.

For the 32 replacement trees required, the owner proposes to plant 10 replacement trees under a security deposit and to provide cash-in-lieu for the remaining 22 replacement trees.

A report to council notes there are eight off-site trees on the north, south and east adjacent properties, including a significant Douglas-Fir tree which are to be retained and protected under a tree retention security deposit.

Meanwhile, just down the street, the four-storey Delta Green seniors’ condo building is being built.

Approved last year, that 24-unit development is being built on a pair of consolidated single-family parcels on the corner, behind the Ladner Lawn Bowling Club and across from the Ladner Pioneer Library.

According to the Real Estate Board of Greater Vancouver, Metro Vancouver home sales last month were 88 per cent higher than the same month one year previously, bringing the year’s total resale transactions to more than 2018’s figure.

The benchmark price of an attached home in the region was $778,400. That's a 2.4 per cent decrease from the previous December.
