Delta throwback: Scott Road corridor (PHOTOS)

Let’s take a step back in time and check out the busy Scott Road (120th Street) corridor back in the 1970s. It’s easy to see there doesn’t seem to be many drastic changes on the strip since those days.

This Delta Archives photo shows the northern stretch on Scott Road back in the 1970s. Here’s Scott Village with such businesses as Delta Credit Union, Central Sports, an income tax office, coffee shop and fish and chip restaurant. The strip today looks very similar.

Let’s take a step back in time and check out the busy Scott Road (120th Street) corridor back in the 1970s. It’s easy to see there doesn’t seem to be many drastic changes on the strip since those days. The most notable exception is the 37-storey Delta-Rise tower at 80th Avenue.

The corridor, which is to eventually get RapidBus service, could be finally undergoing a more radical transformation within the next few years.

Council earlier this year considered preliminary approval for a bylaw amendment “to incentivize increased development density along the corridor and to further encourage revitalization.”

The amendment is to encourage redevelopment of currently vacant parcels and parcels that have buildings that are ready to be redeveloped, but the civic politicians delayed passing that amendment for now.

A staff report noted that the Scott Road Revitalization Bylaw was adopted in late 2012 to establish a revitalization tax exemption program, which includes reductions in municipal fees and charges to encourage accelerated private sector investment in residential and commercial projects.

Since the bylaw was adopted the corridor, according to the report, has generated strong interest from developers, predominantly for high-rise residential buildings. Although that interest has led to construction of the Delta-Rise, many areas along Scott Road “remain ripe for renewal.”

Meanwhile, the controversial high-rise application at the corner of 75A Avenue and Scott Road is to eventually wind its way to council this year, while another further down Scott Road at 95A Avenue is currently on hold.

A preliminary high-density plan to develop the old North Delta Inn site at 70th Avenue and Scott Road is to be unveiled to the public in the next few weeks.
